The New Docks are in!

East Part Island is approximately 110 acres which includes about 3 acres of uplands and located about 2 miles east of Pineland Marina and 1 mile south of Useppa Island. Useppa is a private island with several very nice homes and cottages. One can join their social club and have use of the facilities which include a beautiful restaurant called Old Collier Inn.

There is a 2 bedroom Cement Block Structure (CBS) built in 1956 with a fireplace (the house and roof is in bad repair).  There is an artesian WELL which flows freely if not capped. The new docks are in. Dock is a 100' dock with a 40' "T" end. Outer islands are usually areas that are deemed environmentally sensitive zones which can expect a maximum of 1 home per 20 acres including the wetland. These zones usually will not be allowed to dredge the waterfront area. One could build a large home with several bedrooms for use as a Bed & Breakfast without any special permitting.  The roof is essentially gone. Since the island already has a structure, well and dock, it may be possible to proceed in the beginning with a remodeling permit to create a place to house workers. Experts such as Avalon Engineering or Dex Bender & Associates or Johnson Engineering can help smooth the way for larger projects.
